We currently seek a high caliber Project Manager for a long term basis within our clients team of experience professionals. Based in Sacramento, CA, San Jose, CA or Portland, OR.
The position will offer staff augmentation CM support for multiple hospital projects in Sacramento, San Jose, and Portland
Duties (Scope of Work, Responsibilities):
Assist the Owner's project team.
Design Phase: Manage design submittals for approval.
- Maintain log to assure all design review comments are addressed and submittals are approved in a timely manner (including resubmittals).
- Request design professional to distribute a final submittal log that demonstrates acceptance of all submittals. Construction Phase:
- Oversee QA for the construction on-site.
- Document and keep all contract data and prepare reports as required.
- Monitor overall budget and schedule and advise owner of any trends that affect the timely procedures and cost effective completion of the project.
- Review monthly schedule updates reviews with the scheduler and provide report of any areas of concern.
- Review all contract documents and ensure all appropriate procedures are used. Recommend revisions or new procedures as necessary.
- Attend weekly and special construction meetings to evaluate and control progress, quality, budget, and other action items.
- Review and coordinate all services provided by testing and inspection firms for compliance with service agreement requirements. Review and approve all invoices submitted by these testing and inspection firms and then submit recommendations to the construction administrator for final approval.
- Evaluate and make recommendations to the owner regarding proposed contract changes and resolution of all claims. As directed by the owner, participate in or conduct negotiations to resolve claims or disputes.
- Maintain a change order log that includes a cumulative total of changes to the contract, and reconcile executed change order costs with contractor payment requests.
- Maintain an allowance log, indicating each debit from each allowance, reconciled monthly with the general contractors allowance log, and project completion.
- Coordinate inspection, final acceptance, and scheduling of occupancy.
- Monitor completion and turnover of operation and maintenance data and record drawings. Monitor required operating texts and training required by contract.
- Execute Certification of Completion form. Complete and transmit the Project Closeout Checklist to the client.
- Observe, check, and measure items placed in the work for compliance to contract documents and directives from design professionals, in conjunction with the IOR.
- Review activities of the IOR in the performance of the inspector’s duties.
- Initiate and maintain document files.
- Review IOR’s daily and inspection reports weekly to advise owner of areas of concern or potential issues.
- Submit weekly and monthly written reports to the owner and design professionals to reflect new and unresolved issues, schedule, quality control, submittal review, budget control, contingency balance, and other issues. Reflect completed work vs. contract time.
- Experience using construction management software Procore or similar to communicate construction progress and process documentation and MS Excel or related cost estimating software to develop Independent Cost Estimates for change order negotiations and ability to evaluate contractor provided construction CPM schedules, including logic and sequencing.
- Experience in managing schedules, risk management, and constructability risks.
- Experience reviewing engineering designs, contractor shop drawings, and/or vendor specifications and plans, or similar, to determine constructability and practicality of proposed work and adherence to established standards and requirements.
- Strong interpersonal skills. Ability to successfully manage difficult contractors within the parameters available in the General Conditions.
- Demonstrated leadership skills. Ability to lead staff and project stakeholders through detailed procedures, verify regular compliance with those procedures and time-lines, to ultimately accomplish defined project goals. •Experience successfully managing projects with multiple stakeholders.
- Ability to prioritize issues most important to project success and facilitate timely resolution of those issues involving by-in from several decision makers.
- Strong administrative and document control skills.
- Ability to track, file, and report on project documents and communications.
- Experience tracking and reporting on project cost and schedule data, then using that data to take action towards successfully managing the project.
