Position: Senior Project Manager
Location: Charleston, SC
Salary: $125k-$150k

About: The primary functions of the Senior Project Manager are to (1) directly manage large and/or complicated projects, (2) hire, train, manage, and mentor one or more Assistant Project Managers and/or entry-level Project Managers, and (3) consult with and advise the Project Executive and/or the Site Work Division Manager on matters of importance to the Site Work Division. The Senior Project Manager is expected to manage a larger workload than that of the Project Manager.

The project management role includes planning and managing all aspects of construction projects with a focus on safety, quality, and productivity. The Senior Project Manager will be the primary representative and point of contact for clients and engineers, providing critical information regarding project scope, budget, and schedule to the field operations team and managing these objectives to completion.

In addition to managing and overseeing Assistant Project Managers and/or entry-level Project Managers, the Senior Project Manager will resolve challenges and conflicts beyond the typical Project Manager level. They will also conduct site visits and periodically attend client meetings for projects managed by direct reports. The Senior Project Manager will report directly to the Project Executive or the Site Work Division Manager.

Duties and Responsibilities:

Safety

  • Be a strong proponent, supporter, and enforcer of the company safety program, policies, and procedures.

  • Perform and report regular project safety observations, near misses, and job site safety audits to ensure a safe work environment.

  • Assist with safety planning and job hazard analyses to prevent incidents and accidents.

Quality

  • Ensure project work is done in accordance with contract documents (Contract, Plans & Specs) and industry standards.

  • Ensure that work on projects is structurally sound and excels in visual appearance.

  • Perform and report regular project quality observations.

  • Prepare, manage, and minimize punch lists and ensure efficient closeout of projects.

Budget Management

  • Manage project profitability (includes loss mitigation).

  • Maintain updated and accurate job cost reports, including accurate cost-to-completion projections for each work activity.

  • Thorough knowledge of project contracts, plans, specifications, and budgets.

  • Develop and maintain full knowledge of the project scope of work.

  • Communicate budget and schedule status (job cost reports and updated project schedules) to Superintendents, Foremen, and Managers.

  • Hold Superintendents and Foremen accountable for project budget and schedule.

  • Closely monitor daily production and labor/equipment costs from daily timecards.

  • Recognize scope changes and obtain written approval and documentation.

  • Estimate change orders and liaise with the Estimating Dept. as needed.

Project Planning and Controls

  • Plan project work with Project Managers, Superintendents, Foremen, and Field Managers.

  • Conduct internal handoff and In-House Pre-Construction meetings.

  • Conduct Pre-Construction meetings with clients and engineers.

  • Conduct internal job cost and schedule meetings.

  • Conduct Post-Construction Lessons Learned meetings.

Schedule Management

  • Develop critical path bar chart schedules and update regularly.

  • Assist Superintendents with 2 Week Look Ahead Schedules.

  • Manage and drive schedule and monthly billings.

  • Collaborate with Superintendents to ensure adequate manpower and equipment to meet the project schedule within budget.

  • Assist Superintendents with managing subcontractors and material vendors.

Customer Service

  • Establish and maintain good relationships with customers.

  • Inspire confidence with customers by responding quickly and effectively.

  • Present a professional appearance and demeanor.

Communication

  • Communicate effectively with the Division Manager, Project Executive, Senior Project Manager, Project Manager, Field Managers, Equipment Manager, Shop Manager, Safety Manager, Superintendents, Foremen, and field personnel.

  • Communicate with the Estimating Department to provide input on bid estimates, job costs, and change orders.

  • Communicate well with other departments, including Layout/GPS, Accounting, Human Resources, IT/OpEx, etc.

  • Communicate well with other company divisions.

  • Communicate well with owners, engineers, inspectors, and other external customers.

  • Deal effectively with conflict.

Cash Flow Management

  • Ensure that project invoicing is timely and accurate.

  • Be proactive with collections of accounts receivable.

  • Review and approve accounts payable invoices in a timely manner.

Competence

  • Maintain technical competence on software and management systems.

  • Execute Project Manager action items quickly and completely.

  • Excel with time management and work priorities.

  • Exhibit leadership qualities and set an example for others to follow.

  • Manage Assistant Project Manager(s) and/or Entry-Level Project Manager(s).

  • Hire Assistant Project Manager(s) and/or Entry-Level Project Manager(s).

  • Train Assistant Project Manager(s) and/or Entry-Level Project Manager(s).

  • Mentor and manage Assistant Project Manager(s) and/or Entry-Level Project Manager(s).

  • Prepare Assistant Project Manager(s) for promotion.

  • Conduct site visits and periodically attend client meetings for projects managed by direct reports.

  • Resolve challenges and conflicts that elevate beyond the typical Project Manager level.

  • Consult with the Site Work Division Manager.

  • Develop, improve, or refine best practices.

  • Provide feedback on problems and challenges.

  • Present and implement ideas for continuous improvement.

  • Perform additional duties as assigned by the Project Executive and/or the Site Work Division Manager.

Qualifications and Attributes:

  • Bachelor’s degree required – preferably in civil engineering.

  • Minimum 10 years of construction experience as a Project Manager and/or 5 years of experience as a Senior Project Manager.
