Role: Building Owner/Construction Superintendent – Non-Process Building
Location: Nysa, Poland


Summary:
Fluor is executing a world scale Rechargeable Battery Manufacturing facility for our client based in Poland and are searching for a suitable Building Owner/Construction Superintendent to join our team. 
The project consists of erection and installation of:
  • Process – pre-cast RC process buildings including process equipment installation and all associated building services
  • Non-process – pre-cast RC non-process buildings (administration, laboratory, warehouse, maintenance etc.) including equipment installation and fit out and all associated building services
  • Utilities – Utility buildings containing chiller units and associated distribution, underground utilities, pipe racks, HV distribution network, power station, and infrastructure such as roads and paving.

Position:
Prior to the start of effective construction, the Building Owner/Construction Superintendent will be required to:
  • provide further input into the Constructability Program
  • assist in development of sub-contractor bid packages, bid reviews and technical clarification/ discussions
  • engage and drive engineering and procurement teams to ensure deliverables and purchase orders are developed according to the construction execution requirements
  • ensure that all systems and procedures are defined and approved prior to site mobilization
  • providing input into project cost, risk, and schedule development
  • build relationships with the Client prior to site mobilization
  • familiarize themselves with Fluor’s execution practices and procedures
Onsite the Area Construction Manager will oversee and direct the performance of all field construction activities in dedicated area in conformance with Project IFC details, plans, specifications, schedules, whilst maintaining quality and cost estimates. The role requires an authoritative knowledge and background of assigned work, a holistic grasp of complex situations, the ability to move between intuitive and analytical approaches with ease, to identify and resolve issues for the project to meet project milestones.
 This position directs construction staff and line supervision as necessary in their respective roles to meet or exceed all project objectives as part of the construction services. This position requires the ability to coordinate and direct construction activities in numerous crafts and/or to manage contractors/subcontractors for the same within the assigned area of responsibility.  The Building Owner/Construction Superintendent will be responsible to ensure that sub-contractors are executing to the agreed programmes and contracts issued.
The Building Owner/Construction Superintendent will need to manage and align the output of different design entities, manage significant interfaces with client and or other projects that may be ongoing in parallel in the same facility. The Building Owner/Construction Superintendentr shall provide input into schedules to ensure engineering / procurement deliverables align with construction schedule.
The Building Owner/Construction Superintendent will need to integrate with client’s organisation and jointly develop and implement project procedures and processes from Health and Safety implementation, Quality Control development and implementation, through project reporting, and management of completions.
The selected candidate will report to the Area Construction Manager.

Principal Job Duties & Responsibilities:
  • Assure that all requirements are met in line with project objectives and procedures
  • Execute field construction activities in conformance with project drawings, specifications, schedules, cost estimates, procedures, quality requirements and safety standards
  • Control project schedule and cost through the efficient use of all construction resources including manpower, and site progress
  • Monitor productivity and cost and implement appropriate action to maintain maximum labour productivity and cost-effectiveness
  • Play an active role in the development of the safety culture on the project, making safety a natural part of all work performed
  • Direct and held responsible for all staff assigned to the project(s) through direct reports typically consisting of managers and supervisors heading up the various functions (i.e., Safety Manager, Quality Manager, Construction Manager/Superintendents, Engineering Manager, Contracts Manager, and others as appropriate for the project in line with client expectations
  • Typically serve as lead person to coordinate all activities and communication within the client and interfaces on site.
  • Generally responsible to assure all work undertaken is within approved scope boundaries and is in full compliance with all pertinent requirements and procedures
  • Responsibility typically includes serving as the single point of accountability to senior management, and the client.
  • Excellent skills in interpersonal relations, conflict resolution, communication, and leadership; possess strong presentation ability to address senior management, client management, and total project personnel with command
  • Functional proficiency in project controls, human relations, and contract management as it applicable to assigned area of responsibility; possess the capacity to direct those functions as required to support the project execution while typically being well seasoned in most functions as they apply to management of the project.
  • Adhere to and be a leader in projects Health and Safety Policies and Practices
  • Develop Construction Execution plans specific to project
  • Coordinate and develop technical work procedures consistent with project design and construction requirements
  • Develop required staffing plans and organisation charts for projects
  • Monitor performance and generate weekly reports on project activities.
  • Organize and prioritize a variety of multiple tasks in an effective and timely manner
Typical Minimum Qualifications – Related Education, Experience & Skills:
  • Accredited 4-year degree or global equivalent in Engineering or Construction Management
  • Minimum of 10 years on-site multi-disciplinary Construction Management or leadership experience
  • Has experience working for global EPC Contractors
  • Home Office experience developing Construction Execution Plans and Constructability Plans etc is preferential
  • Demonstrates Leadership abilities
  • Drives Leadership in Health and Safety
  • Demonstrates the ability to work within a large project team
  • Excellent communication skills
  • Promotes Fluor’s drive for DE&I
  • Demonstrates a strong decision-making ability, applies critical thinking and problem-solving skills
  • Proven ability promoting outstanding customer service and client relations
  • Excellent computer skills in Microsoft Office Suite, spreadsheets, and presentations programs
  • High-class Building / Rechargeable Battery Material / Clean room / Underground Utility experience is preferential
  • Mega-project experience is preferential
  • Previous experience in Poland, or nearby European countries is preferred
  • Ability to understand and speak Polish is preferential
